- When a potential guest submits an inquiry or booking request, we gather basic information such as full name, contact details, and purpose of their stay.
- We verify the identity of the guest through government-issued identification or other reliable means.
- We will conduct an initial assessment of the guest's credibility based on the information provided.
2. Background Check and Verification:
- We perform a background check using reputable sources or screening services to assess the guest's criminal history, if applicable.
- We contact previous hosts or references if available to gather feedback on the guest's behavior and reliability.
3. Communication and Interview:
- We will engage in communication with the guest to understand their reasons for choosing our property and their intentions during their stay.
- We ask specific questions to gauge their suitability, such as their experience with rentals, their plans for use of the property, and their understanding of Ercolano Homes’ house rules.
4. Review of Policies and Agreement:
- We provide the potential guest with your company's rental policies, including rules on occupancy limits, noise, smoking, and pet policies.
- We ensure the guest acknowledges and agrees to abide by these policies before final approval is granted.
5. Risk Assessment and Decision Making:
- We evaluate all gathered information and conduct a risk assessment to determine the potential guest's suitability.
- We consider factors such as past rental history, any negative reviews or incidents, and compliance with Ercolano Homes’ policies.
- We will make a decision whether to approve or deny the guest based on the risk assessment and company guidelines.
6. Approval and Documentation:
- If approved, provide the guest with confirmation of their booking along with details of their stay, including check-in/check-out times, access information, and emergency contacts, as well as the house rules.
- We will document all communication, background checks, and decisions made regarding the guest's approval in Ercolano Homes’ secure records.
7. Continuous Monitoring and Feedback:
- Monitor guest behavior during their stay through non-invasive surveillance systems to ensure compliance with rules and policies.
- We will seek feedback from guests after their stay to improve the screening process and overall guest experience.
8. Non-Discrimination and Legal Compliance:
- Ensure that the screening process complies with local laws and regulations, including fair housing and anti-discrimination laws.
